1. Water Leakage and Moisture Problems

One of the most common problems in commercial facades is water leakage. When rainwater enters through small gaps or cracks, it can cause severe damage. Wet insulation, stained walls, and even mould can become major issues if not fixed.


This often happens when joints or seals are not done properly or when proper drainage is not included in the design.


Solution: Use good-quality sealants, install proper waterproofing layers, and design drainage. Rainscreen systems with pressure-equalised gaps also help reduce moisture buildup. An aluminium facade can stay dry and firm even during heavy rains with the right design.

2. Material Degradation and Corrosion

Over time, materials used on facades can wear out. Metal parts may corrode, finishes may fade, and joints may become loose. This is especially common in areas with high humidity or pollution.


But this doesn’t mean aluminium is a bad choice. In fact, with the right coatings, aluminium facades last a long time.


Solution: Use powder-coated or anodised aluminium. These finishes protect against rust and fading. For coastal or industrial areas, choose marine-grade finishes. And when different metals are used together, they should be separated to avoid corrosion.

3. Staining, Discoloration, and Cleaning Difficulties

Dirty streaks, dust marks, and stains from pollution or birds can make a building look old quickly. Some facades are also hard to clean, especially if there are no access points or the surface traps water.


These problems are often caused by flat surfaces or poor drainage design.


Solution: Use aluminium panels with special coatings that resist stains. Add small projections or drip edges to guide water away from the surface. Make sure the building design allows safe cleaning access. With just a few small changes, the aluminium facade can stay clean and attractive for years.

4. Poor Thermal and Energy Performance

Many commercial facades use a lot of glass. While it looks modern, it can cause heat to build up inside, especially in warm climates. This leads to high air-conditioning costs. The building can lose heat in colder months if the facade is not properly insulated.


Solution: Use thermally broken aluminium frames and high-performance IGUs (insulated glass units. Add vertical fins, louvres, or perforated metal screens to reduce glare and regulate heat. An aluminium facade design is well-suited to the extreme weather.

Commercial facades face many challenges, but most are easy to fix with the right planning and materials. Small changes can go a long way from waterproofing and cleaning to improving energy performance.
